Join NHS Phoenix for a discussion of the pros and cons of homeownership, classroom role play to demystify mortgage lending, and an overview of the variety of down payment assistance programs and community lending products that are available. At the end of the two-hour session, you assess you own homebuyer readiness, determining whether your next step is credit repair, budget counseling, Financial Fitness workshops, or fast-track homebuyer education. Individual CounselingNHS Phoenix offers one-on-one counseling to those who need help with budgeting, credit, delinquency and foreclosure prevention, refinancing, loan document interpretation, and anti-predatory lending issues. Families learn how to determine what size mortgage they can afford, how to work with a realtor in selecting a home, what programs are available to help buy a home, how to prepare for closing day, what they are agreeing to do when they sign closing documents, and how to maintain the biggest investment they will ever have. Financial FitnessFinancial Fitness training provides families with the tools they need to strengthen their money management and financial planning skills. Topics include: goal setting, employment considerations, the importance of positive banking relationships, understanding credit, cash flow management, good tenant skills, insurance information, their role as a homeowner, taxes, investments, retirement, and estate planning. Call 602.258.1659 to register. Down Payment/Closing Cost AssistanceNHS Phoenix has loan and grant funds to assist qualified buyers who have not yet saved enough for down payment or closing costs. Eligibility requirements can vary depending on the borrower's income level, geographic location of the home to be purchased, or the first mortgage lender. Flexible Mortgage ProgramsNHS Phoenix has special first and second mortgage programs available for qualified borrowers. These programs make it easier to qualify for a mortgage by offering lower interest rates, lower down payment requirements, no mortgage insurance premium and more flexible qualifying requirements. Affordable Home DevelopmentSince 1992, NHS Phoenix has been involved in developing both new and rehabilitated homes for purchase by qualified buyers. These homes exceed the federal and city government minimum standards. Construction is currently in the Isaac and Garfield Neighborhood Initiative Areas and will be starting in Target Area B. In the past, construction efforts have been focused on the University Park, Longview, Eastlake and Coronado neighborhoods of Phoenix and the JenTilly Terrace neighborhood of Tempe. Refinance LendingIn 2003, NHS Phoenix began providing loan products and services specifically for those refinancing their homes when it is economically advantageous for the homeowner. Call 602.258.1659 for information. Consultant ServicesNHS Phoenix provides consultant services regarding issues involved in developing affordable housing. Clients served are governments, other nonprofit organizations, neighborhoods and for-profit developers. Additionally, NHS Phoenix contracts to provide homebuyer education and counseling services to local organizations who lack in-house services. Off-site WorkshopsIn partnership with local employers, faith-based organizations and nonprofits, NHS Phoenix delivers off-site seminars to groups throughout the Phoenix metropolitan area. In 2007, 1,484 families received homebuyer education and/or counseling from NHS Phoenix. All NHS Phoenix counselors and instructors are nationally trained and certified by the NeighborWorks® Center for Homeownership Education & Counseling (NCHEC).
