- Up to $7,500 in down payment/closing cost assistance (amount is based on household income)
- Property must be located in the MontaÒa Bella Subdivision (7th Ave and South Mountain Avenue)
- Household income not to exceed 120% of HUD Area Median Income (PDF)
- Borrower must agree to occupy subject property as primary residence
- Borrower must have completed NHS Phoenix homebuyer education
- Borrower must be a U.S. citizen, permanent resident alien, or non-permanent resident alien with work visa
- Minimum down payment from borrower is $1,000 from borrowerís own funds
- Housing payment to income ratio shall not to exceed 31%
- Total debt to income ratio shall not exceed 43%
